Tenant Fee Schedule

Rental Fees & Tenant Protection Information:

Tenants, as well as paying your contractual rent payments you may also be required to make the following permitted payments outlined below:

Permitted Payments:

  1. Before the tenancy starts (payable to {Goldfinch Estate Agent} ‘the agent’) A one off Holding Deposit equal to one weeks rent. For example, rent of £425 pcm x 12m = £5,100/52w = £98 therefore holding deposit would be £98.00 Please note that the deposit will not be refunded in the event of any false or misleading information given leading to non-start of a tenancy.
  2. Commencement of tenancy (payable to the agent) First month rent less holding deposit paid. Bond Deposit equal to first month’s rent (both to be paid in cleared funds prior to tenancy start date)
  3. During the tenancy (payable to the agent):
  • Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate.
  • Payment of £15 plus vat per hour for the reasonably incurred costs of recovering for the loss of keys/security devices.
  • Change to a tenancy at an agreed fee of no more than £50 plus vat for changes such as making a change to the tenancy to allow pets to be kept in the property, a change of sharer in a joint tenancy or any other amendment which alters the obligations of the agreement.
  • Early termination fee: should you as tenant request to bring your tenancy to a premature end, reasonable fees will be charged but will not exceed the loss incurred by the landlord (either loss in rent and/or the costs for re-advertising). In this instance you will also be liable to contractual rent payments until a suitable replacement tenant is found.
